Fixed-Price or Transparent Cost Contracts: We present you with a clear, comprehensive building contract detailing the pricing structure, payment schedules, and timeline expectations. No hidden fees, no surprises.

Guaranteed Council Compliance: We handle or assist with the formal submission to the Auckland Council for your Building Consent (and Resource Consent if required under the Unitary Plan). We ensure all designs meet the strict requirements of the New Zealand Building Code.

Phase 3: The Active Build (Craftsmanship & Tracking)
With consents approved and contracts signed, our small team of boutique builders takes over the site. We treat your property with the utmost respect, balancing high-speed efficiency with precision.

LBP-Supervised Construction: Your project is executed and overseen by fully qualified, Licensed Building Practitioners (LBP). This ensures all restricted building work (RBW) is formally signed off in full compliance with NZ law.

Client Communication: Through your project tracking portal and regular on-site catchups, you are kept fully informed. You will see photos, daily logs, and schedule updates so you always know exactly what is happening.

Project Management: Full project & site management on all of our sites, large or small.

Quality & Council Inspections: We manage the scheduling of all mandatory Auckland Council building inspections (foundations, framing, pre-line, post-line, drainage) alongside our own internal quality control benchmarks to guarantee flawless structural integrity.

Comprehensive Insurance Coverage: For your absolute peace of mind, your site is fully protected by comprehensive construction and liability insurances throughout the entire active build phase.

Phase 4: Completion & Handover
The moment your vision becomes a physical reality. We ensure that the final transition into your home is flawless and fully legally compliant.

Practical Completion Walkthrough: We conduct a detailed, room-by-room walkthrough with you to review every finish, fixture, and detail, ensuring it meets our standard of excellence.

Securing the Code Compliance Certificate (CCC): We gather all required energy certificates, producer statements (PS3/PS4) from engineered trades, and LBP Memorandums to submit the final application to the Auckland Council, securing your official Code Compliance Certificate (CCC).

The Handover Package: We present you with your keys alongside a comprehensive handover pack, including a New Zealand Certified Builder’s or specific structural warranty schedule, material care instructions, and product warranties.

Phase 5: Protecting Your Asset (Long-Term Care)
Our relationship does not end when we hand over the keys. To support your asset’s future value and protect your peace of mind, we transition you into our ongoing care program.

Warranty Compliance Upkeep: Most premium building materials in New Zealand require regular, documented maintenance to keep their manufacturer warranties valid. We handle this upkeep so your warranties remain completely secure.
